WHAT IS A VA LOAN?
VA Loans are mortgages secured by the Department of Veterans Affairs. Service members and veterans can buy a home with little—or sometimes no—down payment or may use the loan to refinance their existing home for a lower monthly payment. Because VA Loans are guaranteed by the Department of Veterans Affairs, there’s no need to acquire mortgage insurance and often there is little or no down payment required. With this guaranteed loan, borrowers can save money they’d typically be paying to ensure a conventional loan.
WHO QUALIFIES FOR A VA LOAN?
If you’re a member of the military, reserves, National Guard or a veteran, you’re more than likely to be eligible for a VA loan. Spouses of military members who’ve died while on active duty or as a result of a service-related disability may also apply for this type of loan program.

After six months of service, active duty members can be eligible for the VA loan program. Reservists or National Guard members must wait six years to apply; however, if they’re called to active duty they’re eligible after 181 days of service.

DO I QUALIFY IF I'M CURRENTLY ON ACTIVE DUTY?

You are eligible for this loan after six months of active service. If you’re a reservist or part of the National Guard, you can qualify after six years of service unless called into active duty.

I'M A VETERAN WITH POOR CREDIT.
Since VA loans are guaranteed by the Department of Veterans Affairs, lenders are more lenient when agreeing to a certain loan. This makes the approval process more flexible when it comes to borrowers with low credit.
WHAT HAPPENS IF I CAN'T MAKE PAYMENTS?
If the loan borrower cannot make payments, the Department of Veterans Affairs will renegotiate with the lender, on behalf of the borrower. VA counselors are available to help borrowers figure out their repayment plan, modify their loans and do whatever possible to avoid foreclosure.
